Branded real estate could expand from residential developments into hotels, dining establishments, private clubs, wellness facilities, entertainment venues and other lifestyle spaces.
Robbie Antonio, developer and CEO of Resident Branding, said the shift would involve using brands to influence the design, programming and experience of a space rather than simply attaching a name to a property.
“Think of a café-lounge co-created with a leading music or culture publication, where the programming, sound, and energy are as important as the design,” Antonio said.
He also cited hotel concepts developed with media, fashion or lifestyle brands as another possible direction, with storytelling, curation and the overall guest experience becoming part of the concept.
Antonio’s work in the real estate industry has focused on branded and design led developments in the Philippines and the United States.
His projects include The Centurion in Manhattan, developed through Antonio Development; The Milano Residences with Versace Home interiors; Century Spire with Daniel Libeskind and Armani/Casa; and Acqua Livingstone with MissoniHome and Acqua Iguazu with yoo inspired by Starck.
These developments helped establish his approach of combining real estate with international architecture, design and luxury brands.
The concept of experience led property also appeared in projects such as Acqua and Azure, which introduced resort style residential concepts through amenities, leisure environments and destination inspired design.
Resident Branding’s current platform covers branded luxury developments, resorts, hotels, retail spaces, affordable housing and other property segments.
Antonio said future concepts could draw on media, music, fashion, wellness, entertainment and publishing, with those influences forming part of how properties are designed and programmed.
The broader shift comes as consumers increasingly consider how properties fit into their lifestyles, beyond factors such as location, scale and finishes.
For developers, this means branded spaces need to combine recognizable identities with design credibility, consistent operations, cultural relevance and long term engagement.
“The market is becoming more sophisticated,” Antonio said. “People can tell when something is just a name, and when it is a real experience. The challenge is to build concepts that feel authentic, useful, and lasting.”
