Cebu office transactions jump 71% as demand for Grade A spaces grows

A corporate address is becoming less about where an office is located and more about whether the workplace can meet the changing needs of companies and their employees.

Gilbert Ang, project director of Mandani Bay, said companies in Cebu are increasingly considering workplace quality, connectivity, sustainability, reliability and the surrounding environment when choosing office locations.

“Corporate offices in Cebu have long been housed in buildings that, over time, were left out,” Ang said. “Because of this, we now have a significant demand for Grade A corporate spaces, more sophisticated, more modern, attuned to the global mindset.”

He said the growing emphasis on work-life balance is also prompting companies to look beyond traditional business parks when selecting office locations.

Cebu recorded 121,000 square meters of office transactions in 2025, nearly half of all office transactions outside the National Capital Region and 71% higher than the previous year’s figure, according to data cited by Ang.

The increase comes as businesses reassess their office requirements, including the quality and reliability of facilities and the accessibility of services around the workplace.

The shift has increased demand for Grade A office spaces, which typically provide modern building systems, reliable power and connectivity, and facilities designed for contemporary business operations.

One Mandani Bay, a 30-storey Grade A office building in the Mandani Bay development, is among the office projects positioned to serve this demand.

The building is registered under the Philippine Green Building Council’s Building for Ecologically Responsive Design Excellence (BERDE) Program and the Philippine Economic Zone Authority (PEZA). 

It has energy-efficient systems, fiber connectivity, VRV/VRF air-conditioning, fire safety systems and full backup power.

Its location within a mixed-use development also places offices near residential, commercial and recreational areas.

For Ang, the changes point to a broader evolution in Cebu’s office market as companies place greater importance on the overall workplace experience rather than office space and location alone.

The trend comes as Cebu continues to account for a significant share of office activity outside Metro Manila.
